Are you considering hiring an Realtor to sell your house? Here’s a good question to ask: When we are under contract, will you meet the appraiser at our home?
The answer had better be YES.
Regulations allow real estate agents to communicate with the appraiser and provide additional property information, including a copy of the sales contract.
As your listing agent, I take full advantage of this and prepare an “Appraiser’s Package” which may include plats, surveys, deeds, covenants, HOA documents, floor plans, specifications, inspection reports, neighborhood details, recent similar-quality comparable property information, detailed list and dates of upgrades, renovations and costs, and energy-efficient green features. I always meet the appraiser at the property to present the package, and answer any questions her or she might have about the property or neighborhood.
Why is this important? I want to ensure the appraiser has all of the information he or she needs to put your home in the best possible position when value is determined, and I like to exchange contact information. By doing this, I make sure the appraisal was completed, and if there are any glitches down the road regarding the manner in which the appraisal was conducted, I can contact the appraiser directly. This can make a difference between an hassle-free closing, and one that is not, and is one more way I provide the highest possible level of personalized service to clients.
